AI Underwriting

AI underwriting is the use of machine learning and language models to perform parts of the underwriting process, such as extracting data from financial documents, spreading statements, calculating ratios and drafting investment and credit memos, so that human underwriters can review the evidence and make decisions faster and more consistently.

How it is used in underwriting

AI underwriting typically works in stages. Documents such as tax returns, bank statements, rent rolls, T12 operating statements and appraisals are ingested and classified. Models extract line items, map them to a standard chart of accounts and flag inconsistencies, for example revenue on a P&L that does not reconcile to bank deposits. The system then computes metrics like DSCR, LTV and adjusted EBITDA, runs sensitivity cases and drafts sections of a credit or investment committee memo. The underwriter remains the decision maker: the software compresses hours of data entry and first-draft writing so that judgment time goes to the questions that actually determine risk.

When evaluating an AI underwriting tool, look for three things. First, source-traced figures: every number should link back to the document, page and line it came from, so a reviewer can verify it in seconds. Second, human review: the workflow should require an underwriter to confirm extracted data, adjustments and conclusions, with clear flags where the model is uncertain. Third, auditability: a durable log of inputs, outputs, edits and approvals that satisfies credit committees, examiners and fair lending review. Be cautious of opaque scores with no explanation, models whose training data may encode bias, and polished narrative that hides the calculations underneath.

Frequently asked questions

Will AI replace underwriters?

AI is better suited to replacing repetitive tasks than the underwriter's judgment. Extraction, spreading, ratio calculation and first-draft memo writing can be automated, but deciding whether a risk is acceptable, negotiating structure, interpreting unusual situations and taking accountability for a credit decision still require an experienced person. Most regulated institutions also expect a human to own each approval.

Is AI underwriting accurate?

Accuracy depends on document quality, the model and, most of all, the review process. Extraction from clean, standard documents can be highly reliable, while handwritten, scanned or unusual formats produce more errors. A well-designed system shows the source of every figure, highlights low-confidence values and requires human confirmation, so errors are caught before they reach a credit decision.

Is AI underwriting compliant with lending regulations?

AI can be used in regulated lending, but the lender remains responsible for compliance. That includes explaining adverse decisions, testing for disparate impact under fair lending rules, documenting model behavior and keeping records examiners can review. Tools that provide traceable inputs, explainable outputs and a full audit trail make those obligations much easier to meet.
